Two different housing stocks, two different jobs
Coon Rapids is one of the largest of the close-in Anoka County suburbs, and the roofing work reflects how the city grew in stages. Closer to the river, in the older established neighborhoods, homes tend to be smaller footprints from an earlier building era, and a reroof there is more likely to turn up decking that needs replacing along with the shingles. The stretch of the city near the Mississippi River and Coon Rapids Dam carries heavier tree cover than the rest of town. Shaded roofs hold moisture longer, collect needles and leaf litter in the valleys, and are more prone to moss and algae streaking. None of that shows up as a leak right away, but it shortens the life of the shingles underneath it. We flag it during inspections rather than waiting for it to become a repair call.
