The 1990s and 2000s roofs are aging out now
Blaine grew fast through the 1990s and 2000s, and neighborhoods like the Estates of Innsbruck and the subdivisions east of Highway 65 near the National Sports Center were built in that window. A standard three-tab or architectural shingle roof from that era runs 20 to 30 years, which means a lot of those original roofs are due or overdue. We look at the whole system when we're up there, not just the shingles: flashing, decking, ventilation, because a roof that age often needs more than a surface swap.
Open ground means wind-rated installation
Newer development in Blaine tends to sit on more open ground than the older, tree-covered parts of the county, and that means more direct wind exposure. We install with six-nail patterns and high-wind-rated shingles on these roofs rather than the four-nail minimum, because the manufacturer warranty and the actual wind resistance are two different things and only one of them holds up in a real storm.
Hail belt, and what we check for
Blaine sits inside the northern edge of the Twin Cities hail belt, and Anoka County sees storm activity most years. The most recent verified hail report near the area came out of Anoka on June 19, 2026, quarter-size stones. Hail bruising is easy to miss from the ground, especially on a roof with any age on it already. The homes around Deacon's Walk and TPC Twin Cities carry larger footprints and more complicated rooflines than the standard subdivision gable, more valleys, more penetrations, more places for a install to go wrong if it's rushed. We quote those the same way we quote a starter-home reroof: walk the whole roof first, then write the scope.
