A misspelling that stuck
William Byrne came from Ireland by way of Hamilton, Ontario and settled in what is now northwestern Burnsville in 1853, naming the place Hamilton after his old home. He gave land for a church, a school and a cemetery. In 1858 the Dakota County Board authorized a township named for him, and clerks spent the next century writing it down inconsistently as Byrnesville and Burnsville until the second version won.
It stayed a rural Irish farming township with under six hundred people until 1950.
Interstate 35W changed everything in twenty years
Burnsville had 583 people in 1950 and 2,716 in 1960. After the interstate went through it hit 19,940 by 1970 and 35,674 by 1980, then 51,288 by 1990. It has been close to flat since 2000, sitting around 64,000 today.
That growth curve is the most useful thing to know about roofing here. A house built in 1974 has had roofs on it before, and what we find under the current one is the real question: how many layers went on, whether the decking was ever replaced, whether anyone corrected the ventilation, and whether the original flashing is still doing its job. We open it up on the estimate rather than guessing.
Real slopes, lakes and river bluffs
Burnsville sits on a bluff above the south bank of the Minnesota River, and the federal soil survey names a soil series after the city with slopes commonly running ten to twenty percent and up to forty in places. Crystal Lake sits inside the city, and part of the Minnesota Valley National Wildlife Refuge does too.
Steeper ground and mature trees make for a harder job site and a different roof. Access and staging take planning, and the older oaks and silver maples around the lakes and the bluff line drop limbs on roofs and fill gutters faster than an open subdivision lot ever will. We look at the gutters and the fascia when we quote a reroof here rather than treating them as a separate visit.
Townhomes and associations
Burnsville has a large share of attached housing, and the Heart of the City district around Nicollet Commons has been adding mixed-use and multifamily since about 2000. An association building is a different job: shared walls, party-wall flashing, resident parking to work around, and a board that needs the scope and the schedule in writing before anything starts. We work multifamily as well as houses.
Storm damage and insurance claims
Dakota County sits in Minnesota's hail belt. On a roof that is already twenty or thirty years old, hail damage and ordinary wear look similar from the ground and an adjuster will treat them very differently. We inspect, photograph strikes with a reference scale in frame, and write it up so the difference is documented. If a claim is already open we will meet the adjuster at the house.
