More than half the city was built between 1970 and 1989
The city's own 2040 comprehensive plan puts 14,210 housing units, over half the supply, in the 1970 to 1989 window. About a quarter went up between 1940 and 1969, roughly one unit in six dates from 2000 or later, and under three percent predates 1939. Single-family detached houses are a little under sixty percent of the total.
That distribution is the whole story for roofing here. A house from the 1970s or 1980s is on its second or third covering by now, with decking, attic ventilation and insulation all specified to a standard nobody would write today. The newer north end of the city, most of which developed after 2000, is a different job: usually a like-for-like replacement or a storm repair. Brooklyn Park settled in 1852 and grew for seventy years
Migrants from Brooklyn, Michigan settled here in 1852 and the township organized the same year, holding its first town meeting on May 11, 1858. It incorporated as a village in 1954 with 3,868 people, adopted a council and manager in 1966 and became a charter city in 1969.
Then it climbed: 10,197 in 1960, 43,332 in 1980, 67,388 in 2000, 86,478 at the 2020 census. It is now the sixth most populous city in Minnesota, and the 2025 estimate of about 83,500 is the first dip in decades. A city that grew for seventy straight years has roofs of every age in it, which is why we do not quote from the curb.
The permit and who is allowed to pull it
Brooklyn Park requires a building permit for a roof replacement under the Minnesota Building Code. A contractor has to have a valid Minnesota building contractor license on file with the city before they can apply for one, and the state requires a residential roofer, residential remodeler or residential building contractor license from the Department of Labor and Industry for this work. The license-on-file requirement is a useful filter. If a contractor cannot pull a Brooklyn Park permit, that is worth knowing before you sign anything, not after the tear-off.
Storms off the river
The city runs about twenty-six square miles along the west bank of the Mississippi, which forms its eastern boundary. The F3 tornado of July 23, 1987 came out of Maple Grove and tracked about five miles into the northern end of Brooklyn Park. More recently the Minnesota DNR recorded one-inch hail near Brooklyn Center and Brooklyn Park during the June 19, 2026 north metro storm.
Be careful with what you read after a storm. Lead generation sites routinely publish hail sizes larger than the National Weather Service confirmed and tell whole zip codes their roofs are damaged.
