A city built almost entirely after 1980
Louis Gervais settled here in 1851 and town meetings started in 1858, but Maple Grove stayed small for a century. It had 1,778 people in 1950 and 6,275 in 1970. It became a village in 1954 and a city in 1974, and then it grew: 20,525 by 1980, 50,365 by 2000, 70,253 at the 2020 census, close to 74,000 now, across roughly 28,500 housing units.
So the useful fact about roofing in Maple Grove is a date. Houses built in the 1980s and 1990s are past due on their original covering and often already carry a second layer. Houses from the 2000s build-out, including the four phases of Arbor Lakes between 1997 and 2016, are hitting their first replacement now. Two different scopes, and it is worth knowing which one you have before anyone quotes you.
The city caps you at two layers
Maple Grove requires a building permit for every roofing project and inspects the work once during and once at the end. New roofing over existing roofing is limited to a maximum of two layers, decking that is rotted or unsound has to be repaired before the new covering goes on, and enclosed attics and rafter spaces have to be vented. The Building Department is at the Government Center on Arbor Lakes Parkway and takes calls at 763-494-6060.
The two-layer cap is where a lot of Maple Grove houses land. If yours already has two, the next roof is a tear-off whatever anyone tells you, and a bid that quietly assumes a third layer is a bid that will not pass inspection. We check the layer count on the inspection, not on the day the crew shows up.
July 23, 1987
An F3 tornado touched down near Goose Lake that afternoon and tracked southeast through Maple Grove and about five miles into northern Brooklyn Park, with winds estimated between 158 and 206 miles an hour. It destroyed fourteen homes and damaged more than three hundred homes and businesses, around five million dollars of damage, on the same day the rest of the metro was under more than ten inches of rain.
Since then the city has taken the ordinary north-metro pattern. The August 9 and 10, 2020 hail storms put half dollar to golf ball sized stones across the metro with a 61 mile per hour gust recorded at the airport. We inspect and photograph hail and wind damage with a reference scale in frame and write it up so an adjuster can act on it. If a claim is open we will meet them at the house. Thirteen lakes and a lot of tree cover
Maple Grove covers about thirty-five square miles with thirteen named lakes in it, Weaver and Arbor among them, and the neighborhoods that grew up around them carry heavier tree cover than the newer edges of the city.
Shaded roofs dry slower after rain, hold needles and leaf litter in the valleys and behind chimneys, and streak with algae years before an open-lot roof does. None of that reads as a leak at first. It quietly takes life off the shingles, and it is worth knowing about before you choose between a repair and a replacement.
