A city that finished growing thirty years ago

Shoreview was part of Mounds View Township until residents voted to split off, 853 to 748, and the village incorporated on April 23, 1957 with 5,231 people. It grew hard for three decades after that: 7,157 in 1960, 17,300 in 1980, 24,587 in 1990. Then it stopped. The 2000 count was 25,377 and the 2010 count came in slightly lower than that.

A city that filled in by 1990 has a housing stock with an average age to match, and that is the most useful single fact about roofing here. The question on most Shoreview houses is not whether the roof is due. It is what else opened up underneath it while the last covering was on.

Seven lakes, and roofs that live under trees

The name is literal. Shoreview has seven lakes inside its borders, Turtle, Snail, Owasso and Island among them, and close to fifteen percent of the city's area is water. Rice Creek runs through the northwest side.

Lots near the water carry heavier tree cover than the rest of town. Shaded roofs dry slower after rain, hold needles and leaf litter in the valleys and behind chimneys, and streak with algae years before an open-lot roof does. None of that shows up as a leak at first. It quietly takes life off the shingles, and it is worth knowing about before you decide between a repair and a replacement.

Ice dams on midcentury attics

The houses that went up here through the 1960s and 1970s were insulated and vented to the standard of their day, which is not the standard now. Warm attic air melts snow high on the roof, the meltwater runs down and refreezes at the cold eave, and water backs up under the shingles until it finds a way in.

The repair is unglamorous and it lasts. Air seal the attic bypasses, get intake and exhaust ventilation to actually balance, and carry ice and water shield far enough up from the eave and through the valleys to cover the freeze line. Heat cable treats the symptom and leaves the cause in place. If a Shoreview roof is coming off anyway, that is the moment to correct it, and it costs far less done then than done alone.

Storm damage and the claim that follows

Ramsey County sits in Minnesota's hail belt, and the corridor running north and east out of St. Paul through Shoreview and White Bear Lake takes its share of what comes across.
