Two rivers, and a city that incorporated late
Thomas Holmes and James Beatty put up a log trading post on this ground in 1849, and Itasca Village was platted nearby in 1852 before it was abandoned. The township took the name Ramsey in 1858, after Alexander Ramsey, the first governor of Minnesota Territory. The city is much younger than the name: it incorporated on November 12, 1974, with about eight thousand people living here.
Ramsey is bordered by the Mississippi on one side and the Rum River on the other, which is unusual even in this county, and it runs close to thirty square miles from the Highway 10 corridor out to the rural edges.
Most of the roofs are the same generation
The population went from roughly 10,000 in 1980 to 18,500 in 2000 and about 27,600 in 2020. Most of the housing stock arrived inside that window, which means a large share of the city is coming up on its first full replacement at more or less the same time.
A first replacement is the cheapest moment to correct whatever the original build left short, so we look at the decking, the flashing, the valleys and the attic ventilation while we are up there rather than pricing shingles alone. On a twenty-five-year roof that has never been opened up, the shingles are usually the least interesting thing we find.
The COR, and working around attached housing
Ramsey built its own downtown instead of inheriting one. The COR, formerly Ramsey Town Center, covers a few hundred acres around the Municipal Center and the Northstar commuter rail station that opened in November 2012, and townhomes and apartments there are still being approved and built.
Attached housing is a different job from a single-family tear-off. Shared walls, party-wall flashing, tighter staging, resident parking to work around, and an association that needs the schedule and the scope in writing before anything starts. We work multifamily buildings as well as houses, and we scope them that way from the first walk.
Storm work in the hail belt
Anoka County sits in Minnesota's hail belt and Ramsey takes its share of what moves through the north metro. Hail bruising is easy to miss from the ground, particularly on a roof that already has twenty years on it and looks worn from the driveway anyway. We inspect, photograph strikes with a reference scale in frame, and write it up so an adjuster has something to act on. If you have already filed, we will meet them at the house.
