The first settlement on Lake Minnetonka
George Bertram came out from upstate New York in 1852, and in 1853 he, the Excelsior Pioneer Association and the builder Robert McGrath started putting up houses and businesses here. It was the first settlement on the lake. Excelsior Township organized in 1858 and originally covered ground that later became Greenwood, Shorewood, Tonka Bay and parts of Deephaven and Orono.
The Commons, thirteen acres of lakefront, was set aside by the original platters as public land and developed in 1854. It is still there, which says something about how the town has been run.
A National Register downtown, and codes that go with it
The Excelsior Commercial Historic District covers about two blocks of Water Street between 2nd and 3rd, thirty-seven commercial buildings put up between 1886 and 1971, mostly one- and two-story brick. It went on the National Register in 2023, and the city's building codes have protected the look of the downtown for a long time.
Work on those buildings and on the older houses around them has to match what is already there. That means existing profiles, original trim reveals, and flashing details worked out on site rather than pulled off a shelf. We would rather tell you that up front than surprise you with it on the invoice.
Wind off open water, and the trees behind it
Excelsior sits on the southern shore of a lake covering more than fourteen thousand acres with roughly a hundred and twenty-five miles of shoreline. The city itself is well under a square mile of land, so a large share of the housing is close to the water.
Lakeshore elevations take wind-driven rain that a sheltered lot never sees, and it finds its way behind siding and under shingle edges that would be fine three streets inland. When we quote a reroof on a lakeside house we look at the gutters, the fascia and the siding on the exposed elevations at the same time. Replacing the roof and leaving the rest is how a house ends up with two disruptions instead of one.
Tight streets, and how we stage around them
Downtown Excelsior is walkable, busy and close-built, and the streets were laid out long before anyone was parking a dumpster on them. Staging a tear-off here is a real planning problem rather than an afterthought. We work out the delivery, the dumpster placement and the crew parking before the first bundle arrives, and we sweep for fasteners at the end of each working day rather than at the end of the job.

We inspect and photograph hail and wind damage with a reference measurement in frame and write it up so an adjuster can act on it. If a claim is already open we will meet the adjuster at the house.
