Two building eras on the same roads
Part of the lakeshore goes back to the summer colony platted in 1882 and the architect-designed cottages built through the 1890s by St. Paul families. Those houses need repairs that match: original profiles, existing trim reveals, and flashing details that were made by hand on site. Most of the rest of Dellwood went up as large custom homes between the 1970s and the 1990s, which puts them at or past the end of their second roof covering. The two jobs get priced differently because they are written differently, and a contractor who quotes them the same way has looked at one of them too quickly.
Five-acre lots change the job site before they change the roof
The Estate Residential district sets a five-acre minimum, measured above the high-water mark on lakeshore parcels, so houses sit well back on wooded acreage behind long private drives. That is a logistics problem first. A loaded delivery truck on a narrow drive, a dumpster that has to sit somewhere other than the lawn, and the fact that every lot here runs on a private well and its own septic system with a drainfield nobody should be parking on. We walk the drive and mark what to avoid before anything is delivered, keep the working footprint tight, and clean the site daily so the place looks unoccupied by evening.
Valleys are where the winter shows up
Custom estate roofs in this town are rarely simple gables. They run several planes, dormers, and long valleys that collect snow and drain into each other. Minnesota winters do the rest: melt off a warm attic, refreeze at the cold eave, and water backs up under the shingles. On a complex roof the failure almost always appears in a valley or at a wall-to-roof transition. The repair is unglamorous. Seal the attic bypasses, balance intake and exhaust ventilation, and run ice and water shield through the valleys and far enough up from the eave to cover the freeze line. That is a better answer than heat cable, and it lasts longer.
Wind off the lake, and the oak canopy
Northeast shore lots take open-water wind with nothing between the lake and the house. Wind-driven rain finds its way behind siding and under shingle edges that would be fine on a sheltered lot, and the oak canopy this area was settled for drops limbs on roofs and fills gutters faster than an open lot ever will. When we quote a reroof here we look at the gutters, the fascia and the siding on the exposed elevations at the same time. Replacing the roof and leaving the rest is how a house ends up with two disruptions instead of one.
The approval that matters is the city's
Dellwood is largely unplatted estate acreage. There are no tract subdivisions to speak of and no association design committee waiting on a submission, so the approval that matters is the City of Dellwood's own zoning and permitting.
